What does a NOVA Rental Property Management do?

As your property manager, we handle various aspects of your property’s leasing, maintenance, rent collection, vendor payments, accounting, and tenant support to ensure smooth and efficient rental operations. How much does property management cost?

Our fee structure is simple. You pay one month’s rent for leasing and 9% of the monthly rent for property management services.

You pay usual and customary expenses as a homeowner, i.e., cost of repairs, utilities when the property is vacant, mortgage payments, taxes, insurance, eviction expenses, etc. We do not and will not mark up maintenance and repair costs.

How do you price my rental property?

We perform rental price analysis using a combination of

  • Analysis of recently rented comparable homes
  • Analysis of currently active competitive inventory
  • Evaluation of your property condition and upgrades

We consider these factors and recommend a price range to maximize your rent amount while minimizing your vacancy.

How do you screen applicants?

We pre-screen potential tenants before we show them the property. If they are interested in moving forward, we vet them through our extensive screening process, which includes verification of identity, income, and assets, reference checks with landlord and employer, and review of their credit, criminal, and eviction history.

When will the rent payment be deposited into my account?

We collect rent on the 1st of every month, and tenants can pay their rent by the 5th before incurring a late fee. We disburse funds daily starting on the first of each month. As soon as your tenant’s funds clear, we initiate an ACH transfer to your account.

How do you handle pre-paid rent?

If tenant paid more than what is due, the excess rent is held in the escrow account and disburse to you when the rent is earned in accordance to the Code of Virginia § 55.1-1205. Prepaid rent; maintenance of escrow account.

However, the rent is reported as earned for tax purposes on the day it is paid by the tenant.

Do you handle all bills related to my rental property?

You’re responsible for mortgage payments, HOA/Condo fees, insurance premiums, and property tax bills. We recommend you set these up on autopay when possible.

We handle rent collection and all other operational expenses. If the collected rent and your Reserve Account are insufficient to handle an expense, we will ask you to add funds through your Owner Portal. All income and expenses can be found in your Owner Portal.

Can I use my own contractors to work on my property?

Yes, you can — as long as they are licensed, bonded, and insured. The contractor just needs to submit the required documents and register with our company before they can work on your property.

Do you require Tenants to have renter’s insurance?

Yes, we require renter’s insurance with a minimum of $100,000 of liability for all of our rentals. The tenant must name us as Additional Interest so that we know if there are any changes to the policy.

Do I get to review and provide feedback on the lease agreement?

Yes, we review all applications and the lease agreement with you. You will be the signer on the lease agreement. We do not sign on your behalf unless you specifically authorize us to do so.

What is your timeline for evictions?

The standard lease gives the tenant up to the 5th of each month to pay rent without incurring a late penalty. If we do not receive the rent payment by the 5th, we send a 5-day notice to pay or quit and a 30-day notice to vacate to the tenant. If the tenant doesn’t pay or leave, we file for Unlawful Detainer at the Courthouse. If a court appearance is required, we will assist you or your attorney with the eviction process; however, we cannot legally represent you in court.
